How can I figure out what repairs to make to my home before selling it?

An appraisal can help you figure what repairs would be most beneficial to make before selling your home. It can be a fine line between spending enough to maximize your potential sale price, and overspending on items that won't get you the return you want.

An over-improvement can occur when someone spends more to do a renovation than the average buyer is willing to pay for that renovation. We have helped many sellers determine how much more the average buyer will pay for their planned renovations to the kitchen, baths, flooring, landscape, roof, windows, air conditioning, or other areas of the home. A proper market analysis in conjunction with the appraisal can reveal the expected submarket reaction to major items like central air conditioning vs window units, or impact glass windows vs older awning style, etc.

You don't want to go overboard when preparing a home for sale, but many times there are things you can improve which will have an outsized $ impact on the value to potential buyers. Helping you to get the most benefit from your limited budget is one of our specialties.
