What is a retrospective appraisal?

A retrospective appraisal has an "effective date" of some point in the past. This type of appraisal is often needed for tax purposes, or to support the value of a transfer of ownership due to death or inheritance at a specific point in time.

The comparable market indicators (comps) that will form the basis of a sales comparison analysis will be from the time period as opposed to the most recent available.
